The Lemon Grove Downtown
Revitalization is a transportation oriented
development located in a near suburb of San Diego
along the existing light rail trolley line. Nicholas
Clark Architects along with developer Tipping Point
Partners were selected as the winning scheme to
redevelop a nine acre, 4 block area in downtown
Lemon Grove with the goal of creating a 24 hour
community that will help invigorate a struggling
downtown, limit the use of The automobile and take
advantage of the existing train link to San Diego.
The conceptual plan calls for 342 residential units,
50,000 square feet of retail space and live work
space arranged to reinforce existing streets in an
effort to increase pedestrian activity and to
increase ridership at the adjacent trolley
stop. Retail space is concentrated along existing
streets and at a new town square which is located
adjacent to the existing trolley stop.
The project will include conveniently located and
discretely distributed automobile parking throughout
the project to service residents as well as
commuters. A variety of Multi-Family and Mixed Use residential
types are offered including apartments,
condominiums, and row houses.
Live work space are located on the ground floor in
less than prime retail locations to provide
affordable, flexible spaces for small proprietors
and artists Significant existing buildings will be
saved and incorporated into the plan, including the
Grove Pastry Shop Bakery. |
